Why Richland heater calls look the way they do
Richland is the hardest water we work — around 11.5 grains — and heater elements here fail faster than anywhere else on our route. Badger Mountain and Queensgate tubs a few years old already carry a scale coat; we read element, sensors and relay before naming the part.

Richland's supply measures around 11.5 grains per gallon — among the hardest municipal water in Washington — so scale is the first suspect on almost every heater and jet call here. We work Queensgate, Badger Mountain, Horn Rapids, Central Richland and the rest of Richland (99352, 99353, 99354).

Warms, then stalls short of the set point
A scaled element or a tired high-limit sensor cuts the heater early; the tub gets lukewarm and never finishes climbing.
OH / OHH overheat code
An overheat message: summer afternoons push real temperatures up here, but out of season it points at a sensor or restricted flow at the heater.
FLO / FL1 on the display
The flow switch or pressure switch is not seeing enough water through the heater — dirty filter, air lock or a weakening pump.
