Hot Tub Leaking — How to Find the Source and What to Do Next

The Four Most Common Leak Sources

Jets and jet bodies are the most frequent hot tub leak source in Tri-Cities spas. The jet bodies thread into the shell and rely on rubber o-rings and gaskets that seal that connection. Calcium scale from hard water deposits around these fittings and physically abrades the sealing surfaces over time — what would remain watertight for a decade in a soft-water city may develop weeps within 5–7 years in Kennewick or Pasco. The tell: water level drops consistently even when the spa isn't in use, and you see moisture or calcium residue around jet fittings when you look at the inside shell.

Pump unions and plumbing connections are the second most common source. The plastic union fittings that connect the pump to the plumbing develop micro-cracks from UV exposure and thermal cycling — Tri-Cities summers push equipment bay temperatures above 130°F. A wet equipment bay floor or moisture on plumbing components when the spa isn't running points here. These leaks typically start as weeps and progress to steady drips.

Shell cracks and delamination are less common but more serious. Acrylic spa shells are two-layer structures — the acrylic surface backed by a fiberglass substrate. Repeated thermal stress (100°F+ Kennewick summers to winter cold) can cause micro-cracks in the acrylic surface that eventually penetrate to the fiberglass. Shell cracks are visible as hairline fractures in the spa interior, often surrounded by a discoloration from calcium leaching through the crack. Shell repair is possible but requires professional assessment.

The air blower and heater connections are the fourth category — less common than jets or pump unions but worth checking if you've ruled out the above. Air blower connections rely on clamps and gaskets that can loosen over years of vibration.

How Tri-Cities Hard Water Makes Leaks Worse

The Columbia Basin's water supply — drawn from the Columbia and Snake Rivers — carries dissolved calcium and magnesium at 150–220 PPM in most areas. This hardness level falls in the "very hard" category that most major spa manufacturers design for, but it's at the high end. The practical effect: calcium carbonate deposits accumulate on every wet surface inside the spa, including the o-rings and gaskets that prevent leaks at jet fittings, pump unions, and plumbing connections.

Scale buildup on o-ring surfaces prevents them from sealing completely. It also causes o-ring material to harden and lose elasticity faster than in soft-water environments. A jet body gasket that might last 10 years in western Washington may need replacement at 5–6 years in the Tri-Cities. Regular scale treatment (maintaining calcium hardness in the 150–250 PPM range and using a scale inhibitor) slows but doesn't eliminate this process.

What to Do When You Notice a Leak

First, confirm it's actually a leak and not evaporation. A Tri-Cities spa in summer can lose an inch or more of water per week through evaporation — particularly in low-humidity July and August heat. Fill the spa to the normal level with the cover on for 24 hours, then mark the water level and leave the cover off for another 24 hours. If the level drops significantly more with the cover off than with it on, evaporation is likely the primary cause. If it drops consistently regardless of cover position, you have a leak.

Second, do the dye test: with the spa jets off and the water still, use a few drops of dark food coloring near suspected leak points (jet fittings, corner seams, fittings at the equipment bay). If the dye is drawn toward a specific point rather than dispersing evenly, you've found the source.

Don't run a spa with a known significant leak — pump damage from running dry is expensive and avoidable. Call for service when you've confirmed a leak.
